
VERMILION TWP. — A large manufactured home community in Vermilion Township has sold for nearly $18 million, according to Erie County property records.
Harbourtown changes hands
Harbourtown Mobile Home Park, located at 6320 Poorman Road, sold March 5 for $17,918,874.
County records show the property transferred from Harbourtown JV LLC to MHC Affordable Housing DST V.
The property had been owned by Harbourtown JV LLC since 2019, according to county transfer records.
Who bought Harbourtown?
The buyer, MHC Affordable Housing DST V, is listed in county records with a mailing address in West Covina, California.
While the purchasing entity is named as MHC Affordable Housing DST V in the property transfer, Harbourtown is also listed online as one of the communities marketed by MHC Capital, a company that describes itself as a manufactured housing investment and operating firm with communities in multiple Midwestern states.
MHC Capital’s website includes a Harbourtown community page and online listings for homes within the park, tying the Vermilion Township property to the company’s broader manufactured housing portfolio.
A longtime Vermilion Township property
Auditor records identify the property as a mobile home park spanning about 38.97 acres. The records also indicate the community includes 228 manufactured home sites.
The park sits along Poorman Road just south of West Lake Rd / Cleveland Road in Vermilion Township within the Vermilion Local School District.
Property records indicate the park has operated in Vermilion Township since the mid-1970s, with the park’s office building constructed in 1974.
Value and financing
County property records list the property’s total value at $3,362,760, well below the recorded sale price. Manufactured housing communities are typically valued based on the rental income they generate rather than the land value alone.
