Redwood begins construction on 137-unit neighborhood in Vermilion Township

Vermilion Township trustees have approved and construction is underway on a new Redwood Apartment Neighborhood along State Route 60, where crews have already poured a concrete access road and begun preparing home sites.

According to township records, Redwood USA LLC plans 137 single-story rental homes on about 23 acres near the township’s southern corridor. Each unit will feature two bedrooms, two bathrooms, and an attached two-car garage. The layout calls for roughly 5.8 units per acre and nearly 10 acres of open space.

Redwood, based in Independence, Ohio, builds suburban-style rental communities that resemble small housing subdivisions rather than traditional apartment complexes. The company targets residents seeking maintenance-free, single-floor living.

Erie County Environmental Services confirmed capacity for water and sanitary service in coordination with the City of Vermilion. Storm-water plans include two detention basins designed for a 100-year rain event. ODOT reviewed a traffic study and approved two access points on SR-60, with a restriped northbound turn lane; traffic flow is projected to remain at Level of Service “C.”

Redwood operates a similar 54-unit community on Wine Street in Vermilion that is about 94 percent leased, largely by empty-nesters and retirees. Final plans for the new neighborhood were accepted earlier this year, and full build-out will continue in phases.
