VERMILION — Vermilion’s Municipal Planning Commission moved two Liberty Avenue projects forward Wednesday, Feb. 4, approving preliminary site plans for a new gym and a proposed business park on 4-0 votes.
The first proposal came from John Decker and Matt Perkins for Apex Strength Club, a planned 24/7 gym with app-based access. Decker reviewed remaining engineering items with the commission, including stormwater management, utility connections and wetlands-related requirements tied to the site. The commission approved the preliminary plan contingent on meeting the City Engineer’s requirements and securing any necessary variances from the Board of Zoning Appeals.
The second proposal involved Liberty Business Park at 4615 Liberty Avenue on behalf of R&J Properties Bros. Holdings, LLC. Josh Reidy and Bent Anderson of Rafter Inc. Surveying and Engineering presented the preliminary plan and emphasized the development is not intended to be storage units. They said the project would remain under single ownership, with units leased to businesses. Discussion included plans for utilities, including a private pump station and hydrants, along with site design elements such as a short sidewalk connection and required buffering. The commission approved a buffering exception contingent on meeting opacity standards, then approved the preliminary site plan subject to City Engineer requirements.
The commission also approved minutes from its Jan. 7 meeting and scheduled its next meeting for 7 p.m. Wednesday, March 4 at the Vermilion Municipal Court Complex, 687 Decatur St.
